About these terms
These terms govern your use of Auction Pack Review, including its website, account service and any auction-pack review you order (the Service). By creating an account or placing an order, you agree to the version presented to you at that time.
Auction Pack Review is a service operated by Oculamor Ltd, a company registered in England and Wales under company number 17011848. Its registered office is 58 Armley Ridge Road, Leeds, LS12 3NP. Auction Pack Review is the service and trading name used throughout these terms.

Who may use the Service
You must be at least 18 and able to enter into a contract. You may use the Service for your own prospective purchase or for your organisation’s own prospective purchase if you have authority to act for it.
The standard Service is not for advisers processing files for third-party clients, resale, white-labelling or bulk commercial use. Contact us before using it for any purpose beyond your own or your organisation’s acquisition screening.
What the Service does
Auction Pack Review provides automated screening and information support for supplied documents relating to a registered residential freehold or leasehold auction property in England or Wales. A review may organise document information, identify missing or conflicting material, show evidence locations and suggest questions to raise with an appropriate professional.
Commercial, mixed-use, agricultural, specialist operational and unregistered property, and property outside England and Wales, are outside the standard Service unless APR expressly agrees otherwise in writing before an order.
Each review applies only to the exact files and pack version identified in the order and report. We will use reasonable care and skill to perform the screening described for accepted files and to present findings using the evidence and uncertainty states described in the Service.
Important professional boundary
The Service is not legal advice, conveyancing, a report on title, a valuation, a survey, insurance, lending advice, tax advice, a guarantee or a recommendation to bid or buy.
We do not act as your solicitor or licensed conveyancer. Using the Service does not create a solicitor-client relationship, fiduciary relationship, legal professional privilege or access to the Legal Ombudsman in relation to APR’s Service.
You should instruct an appropriately qualified solicitor or licensed conveyancer before making a binding bid or committing to a purchase, and obtain any other professional advice appropriate to the property and your circumstances.
Your responsibilities
You are responsible for:
- supplying the correct files for the intended auction lot;
- having lawful access and sufficient authority to upload and ask us to process those files;
- checking the auctioneer’s current pack, special conditions and addenda immediately before bidding;
- reading evidence, warnings, conflicts and unable-to-verify states;
- keeping your account credentials and private links secure; and
- making your own bidding and purchase decisions.
These responsibilities do not remove any responsibility APR has for its own breach or for rights that the law does not allow us to exclude.
Files, validation and pack versions
We may reject, quarantine or ask you to replace files that are unsafe, corrupt, encrypted, unreadable, technically unsupported or appear to combine unrelated lots. A rejected pack does not become a paid review order.
Auction packs can change at any time. Adding, removing or changing a file creates a different pack version. A report for an earlier version does not screen the changed pack, even if the lot or auction is otherwise the same.
Orders and payment
Before payment, we will show the review scope, identified pack version, total price including any applicable VAT, important limitations and the point at which processing begins. No order is formed merely by creating an account or uploading files.
Payment is for one review of one identified pack version. Unless the order page says otherwise, it is a one-off purchase rather than a subscription. A materially changed pack may require a new order.
Cancellation, problems and refunds
Any statutory cancellation information and request to begin work during a cancellation period will be shown separately before you order. We will not describe a purchase as automatically non-refundable merely because processing has started.
If we reject a pack before payment, there is no charge. If a paid review cannot be supplied because of a terminal failure in our Service, or is materially defective, contact support. Depending on the circumstances and your legal rights, the remedy may include correction, repeat performance, a price reduction or refund.
Your statutory rights are not affected.
Acceptable use
You must not:
- use the Service unlawfully, fraudulently, deceptively or to infringe another person’s rights;
- access another customer’s account, files, report or private link, or try to bypass authentication, rate limits or security controls;
- upload malware, exploit files, archive bombs or deliberately malformed material intended to defeat our controls;
- share or sell accounts, evade enforcement, scrape or bulk-extract the Service, or resell or white-label a report;
- present a report as legal advice, a report on title, a formal valuation, professional approval or a guarantee; or
- remove evidence, provenance, pack-version or limitation notices in a way that makes a report misleading.
We may reject content or temporarily restrict affected access where reasonably necessary to protect customers, systems or legal rights, investigate suspected fraud or security incidents, or comply with law. Permanent action will be proportionate to the substantiated issue, with a support review route where safe and lawful.
Documents, report ownership and permitted use
Documents you supply
You and the relevant third-party rightsholders keep whatever rights you each have in documents you supply. Uploading a document does not transfer its ownership to APR. You confirm that you have lawful access and sufficient authority to supply it and grant the licence below.
You grant APR a worldwide, non-exclusive and royalty-free licence to host, secure, copy, scan, extract, analyse, transform, combine, compare, reproduce and create reports and derived information from those documents. APR may use that licence to provide, protect, administer and improve the Service; develop, market and commercialise its products, datasets and insights; reuse report components; and comply with law. This licence does not give APR rights that you do not have, override a third party’s rights or disapply the Privacy Notice.
Who owns a report
Paying for a report does not transfer ownership of it to you. As between you and APR, and to the extent those rights exist, APR keeps its rights in the Service, software, screening methods, taxonomies, templates, report design and APR-created or reusable report content, analysis and components. This does not make APR the owner of your source documents or of third-party material reproduced in a report.
Your right to use a report
APR gives you a non-exclusive, non-transferable licence to view, download and use the complete delivered report for your own or your organisation’s consideration of the identified property. You may share the complete report privately with your own professional advisers for that purpose. This licence continues for a report you lawfully retain, subject to these terms and any rights in its source material.
You must not sell, publish, sublicense, white-label, materially alter or strip evidence or notices from a report; use it to train a model or build a competing service; or use it to provide a service to a third-party client without our written permission.
APR’s right to reuse report material
APR may reuse and recycle report templates, structures, findings, classifications, evidence patterns, calculations, explanations, derived information and other reusable components in later reviews, research, products and commercial datasets. The Privacy Notice governs any use that involves personal data or identifiable customer material. APR will not treat these terms alone as permission to publish an identifiable customer pack or report where a separate lawful basis, right or customer choice is required.
Privacy and security
Our Privacy Notice explains how we use personal data. We use technical and organisational safeguards, but no online service can promise absolute security or uninterrupted availability.
Tell us promptly if you believe your account or a private report link has been compromised. Do not send passwords, payment-card details or legal-pack documents by ordinary support email.
Availability and changes
We may maintain, protect, update or discontinue parts of the Service. We will not use a general service change to retrospectively alter a completed paid order or remove a remedy required by law.
Changes to these terms apply prospectively from their stated effective date. We will give reasonable notice of a material change and obtain fresh agreement where the law or nature of the change requires it. The terms accepted for a completed order remain part of that order’s record.
Responsibility when things go wrong
Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for fraud or fraudulent misrepresentation, or death or personal injury caused by negligence.
If you are a consumer, we are responsible for foreseeable loss or damage caused by our breach of these terms or failure to use reasonable care and skill. We are not responsible for loss caused to the extent that you supplied the wrong, incomplete or outdated files, ignored a clear material warning, misused the Service or altered the report.
The Service does not assume responsibility for your bid or purchase decision, changes to an auction pack after the identified version, or professional work that falls outside the Service described above.
Accounts and ending use
You may stop using the Service and request account closure through support. We may suspend or close an account for a serious or repeated breach, a credible security threat, fraud, unlawful use or where we are required to do so by law.
Account closure does not erase records we must retain for an existing order, legal obligation, dispute, fraud prevention or security purpose. The Privacy Notice explains the data-rights route and retention position.
Complaints, governing law and courts
Please send a complaint to support@auctionpackreview.com with enough information for us to identify the relevant account or order. Do not include passwords, full payment-card details or pack files.
These terms are governed by the law of England and Wales. If you are a consumer resident elsewhere in the United Kingdom, you keep any mandatory protections and court rights provided by the law where you live. We will try to resolve a dispute through the complaint process before court proceedings are considered.
